Weekly, Bi-Weekly or Nightly: Picking a Frequency
Cleaning frequency is the most consequential decision in a recurring cleaning contract. Too infrequent and cleanliness standards drop between visits. Too frequent and you are paying for cleaning time your facility does not need. The right frequency depends on foot traffic, facility type, cleanliness standards imposed by your lease or licensing body, and — in Sun City's case — the seasonal factors that affect dust accumulation and occupancy.
Nightly Cleaning
Nightly cleaning is appropriate for facilities with daily client or patient contact: medical offices, dental practices, urgent-care clinics and high-volume retail along Grand Avenue and Bell Road. The standard for "clean" in a medical or dental setting is set by infection-control expectations — restrooms and patient-contact surfaces need daily sanitisation, not weekly.
Nightly cleaning is also appropriate for facilities that cannot be cleaned during business hours. A busy reception area or a retail floor that is continuously occupied from 8am to 6pm cannot be properly cleaned while customers are present. After-hours cleaning is the only practical option.
If your facility sees 20 or more visitors per day, nightly cleaning is almost always the correct frequency.
Weekly Cleaning
Weekly cleaning suits professional offices with moderate foot traffic: a financial advisory practice with 8–10 client meetings per week, an insurance office with a steady but not continuous flow of clients, an HOA administration building with regular but not daily public use. The facility is cleaned thoroughly once per week; the crew maintains the baseline between visits.
Sun City's HOA facilities — particularly the seven recreation centres operated by the Sun City Home Owners Association along Thunderbird Boulevard — run on weekly cleaning schedules for most of their administrative and meeting spaces, with event-specific cleaning arranged separately for high-use days.
Bi-Weekly Cleaning
Bi-weekly (every two weeks) is appropriate for small, low-traffic offices: a solo practitioner, a two-person consulting firm, a small satellite office with minimal client contact. The facility is clean enough after two weeks that standards have not dropped to an unacceptable level.
Bi-weekly is not appropriate for any facility with daily client or patient contact, any facility with a restroom used by visitors (a single restroom used by 10+ people per day needs weekly minimum), or any facility where cleanliness is part of the client-facing standard you are trying to maintain.
Arizona-Specific Factors
Sun City's desert climate introduces seasonal considerations. Haboob dust events during summer monsoon season (July through September) push fine particulate into commercial buildings through door seals and HVAC intakes. A facility on a weekly cleaning schedule may need an additional visit or a quarterly deep clean in September to address dust accumulation that weekly surface cleaning does not reach. Snowbird season (October through April) increases occupancy in Sun City's commercial facilities as the area's winter-resident population returns — some facilities adjust frequency upward during these months.
